Today’s Property of the Week features two 0.02-acre  lots, PA-529 and PA-530. These vacant lots are located near each other, right on Earp Street.

The two lots are almost completely leveled, with an elevation of only 30-40 feet. They are cleared of trees and are free of any significant vegetation, with the exception of some weeds.

Only 150 ft separates both lots from each other. PA-529  has a 15 ft road frontage on 2702 Earp Street, and PA-530 has a 10 ft road frontage on 2647 Earp Street. 

The previous owner demolished the old building from PA-530. A concrete foundation and the approved plans for a 3-story residential single-family home are already in place. You must update and renew plans, but it’s a great start for something new!

Zoning

Both lots are located in the RSA-5 district, also known as Residential Single-Family Attached-5. They are primarily intended to accommodate attached and semi-detached houses on individual lots, but may be applied in areas characterized by a mix of housing types, including detached houses

Attached and semi-detached homes have one main difference. By definition, attached homes share more than one common wall and are connected by a shared property line. Meanwhile, the semi-detached house shares only one common wall with the next house.

Both lots have several allowed uses that require no additional zoning approval. Your permitted uses by right include a single-family home, passive recreation, family child care, religious assembly, safety services, transit station, community garden, and a market or a community-supported farm. 

As a bonus, both of the lots have a zoning overlay for mixed-income housing. This allows for rental units with high and low incomes. You won’t see this too often with vacant land in Philadelphia! Generally speaking, this refers to residential settings where housing is affordable to individuals and families with different income levels.

The Location

Both vacant lots are located in Gray’s Ferry, South Philadelphia. This area has made a lot of progress developing in the past few years, and most residents rent their homes. 

As a future rental opportunity, this is a great investment for someone looking to profit long-term. The neighborhood will offer you the perfect mix of an urban and suburban feel. 

Here you will find many bars, restaurants, coffee shops, convenience and grocery stores, and parks all located nearby. It’s also a very easy commute to Center City or University City.

The Liberty Bell bears a timeless message, “Proclaim Liberty Throughout All the Land Unto All the Inhabitants thereof.” Many different advocacy groups inspire their causes through this inscription.

Just a short 20-minute walk to Schuylkill River Park running along its namesake river, you will find a well-equipped playground. Paved paths that are also wheelchair accessible, with sports areas, a pool, and a dog run. It’s a great place for kids with a public restroom and swings!

The famous Philadelphia Zoo is just a 15-minute drive from these 2 lots. The Philly Zoo is home to different animals, including a variety of rare & endangered species, plus an education center. 

This is the perfect place to spend the day, especially if you want to plan exciting activities for your kids. Easy access, beautifully landscaped pathways, clean exhibits, and many places where you can get food or drinks are sure to impress you!

LOVE park, officially named John F. Kennedy Plaza, is only a short 12-minute drive away. The park is now famous for its geyser-like fountain and Robert Indiana’s 1970s LOVE sculpture overlooking the plaza. It is a gorgeous location for pictures next to the sculpture, or sitting peacefully on the many benches, watching the fountain.
