First time buying vacant land — what should I look out for?

Hey everyone, I've been renting for years and finally saved up enough to buy some vacant land in upstate New York. I'm looking at a 5-acre parcel but honestly have no idea what to watch for. The price seems right ($15k) but I've heard horror stories about landlocked parcels and surprise liens. What due diligence steps do you all recommend before pulling the trigger? Any advice for a total beginner would be huge.

Landlocked parcels and liens are real concerns, but honestly the thing that bites beginners hardest is perc tests and well feasibility — not legal access. I've been wondering if people underestimate that. A $15k parcel with no road frontage issues can still be nearly unbuildable if the soil won't perc and you're 800 feet from a water source. Get a soil test and call the county health department before anything else. Title search second.
