Every piece of buying advice I ever got said to negotiate price first, then do due diligence during the option period. I followed that exactly on my Hill Country acres and nearly got burned.

I paid for a soil survey after going under contract and discovered my 'prime agricultural land' had serious caliche hardpan starting at eight inches across two-thirds of the property. Drip irrigation, deep-rooted cover crops, everything I'd planned — completely restructured overnight. I renegotiated, but from a weak position because I was already emotionally committed and the seller knew it.

Now I believe in paying for basic soil sampling before you ever make an offer. Yes, it costs money on land you might not buy. On sandy loam or rocky Hill Country parcels especially, what's sitting below the surface matters more than the acreage price per se. A hundred dollars in samples before an offer beats a desperate renegotiation after one.

Anyone else pre-offer soil testing as a standard practice, or do most of you still treat it as an inspection-period item?

Hear you on the caliche — nasty surprise. But I'd push back on making soil testing a blanket pre-offer requirement. Done it both ways, and pulling tests before contract gives sellers leverage to fish for higher offers from competitors using your own data. What I do instead: study the county soil survey maps on Web Soil Survey before making any offer. It's free, it's detailed enough to flag hardpan issues, and nobody knows you did it.

Solid lesson on caliche, but I'd challenge one assumption: renegotiating from emotional attachment isn't inevitable — that's a discipline problem, not a timing problem. On dryland deals out here, I pull NRCS Web Soil Survey before I ever make an offer. It's free, covers salinity and depth-to-restrictive-layer, and has saved me multiple wasted negotiations. Full soil testing before contracting is ideal, but free data costs you nothing except time.
